“Zen Law were amazing with helping me through the process of making a claim against my housing association for damp. It is currently being addressed which wouldn't have happened without them. My handler Saaqib Ali was fantastic at keeping me in the loop and answering all the annoying questions I had.”

You are not expected to live in a property that is unsafe, damaged or affecting your health.
The law places clear responsibilities on landlords. Section 11 of the Landlord and Tenant Act 1985 requires them to keep the building itself in repair, including the roof, walls, windows and exterior, and to keep vital services like heating, water, gas and electrics functioning properly.
In England, the Homes (Fitness for Human Habitation) Act 2018 gives tenants the right to a home that is fit to live in. In Wales, the Renting Homes (Wales) Act 2016 places the same duty on landlords. Ongoing damp, mould growth, leaks, structural problems or other serious hazards can breach that standard.
If you have raised repair concerns and nothing has been done, you do not have to simply wait. The law allows tenants to pursue action to have repairs carried out and, depending on the circumstances, to recover compensation for the impact the disrepair has caused.
If any of these affect your home and your landlord has not put it right, you may be able to have the work done and claim compensation for the time you have lived with it.
